That’s a great question! That’s an individual preference. We have some landlords that like to be updated with any happenings on their properties. We also have landlords that want a completely hands off experience.

Do you conduct periodic visits to my properties to check in?

We sure do. Typically we do bi-annual visits. There is no cost to our landlords for this service. A maintenance report will be provided to the landlord outlining any suggested maintenance and upkeep items from that visit.

What happens if my tenant is late with a rent payment?

If a tenant hasn’t paid rent by the 1st of the month, our staff will commence our collection check list. At which point, the proper paperwork will be filed in order to collect the rent payment as efficiently as possible. If all else fails, we begin the process of applying to the Landlord and Tenant Board for eviction. Luckily, Goldmar has an amazing tenant placement track record, it’s not a common occurrence with tenants that we have placed!
